Knowing how to renovate your home isn’t always obvious. Once planning starts, designs will often go through 20 or 30 drafts before they are agreed on and finalised, so establishing an idea of what to do with your existing or new space is a very important piece of the puzzle.

For starters get some ideas down on paper. These maybe as simple as listing the rooms that you need to alter or would like to end up with:

  • 3 bedrooms
  • study
  • open living and kitchen area
  • 1.5 bathrooms
  • Lanscape design

Or they could be a quick sketch of your vision. Once you have these bones you can begin to flesh out how you’ll do it. Whether it be in stages or all at once, you’ll need to get the necessary building permits or construction certificates and ensure the design fits within your budget.

From here, each renovation should follow a similar pattern:

  • Finalise plans
  • Mark-out the area for any new buildings
  • Demolition of surplus structures
  • Foundations
  • Plumbing
  • Frame-work
  • Electrical work
  • Roof and windows (for new buildings)
  • Gyprock

If you’re not planning to be an owner builder you’ll need to employ a builder to manage the project for you. Unless you are time-rich, this is often the best way to go as the builder will be experienced in booking trades at the right time, which in turn should ensure the timeline is adhered to.
